For apartments bought at Balkan Place in the period 10 May to 30 September 2007, the developer undertakes to cover the first two years' mortgage interest payments.

This represents a considerable saving as demonstrated in this worked example. The figures apply for the 6.75% (variable) Capital and Interest mortgage offered by EIB Bank. This is the most popular mortgage brokered by Bulgarian Home Loans.

Position: Balkan Place is situated in the St Ivan district of Bansko. This area is to the south of Bansko, in the foothills of the Pirin Mountains, three minutes by dedicated minibus shuttle to the Gondola Station. St Ivan is emerging as the most prestigious district of the town. The views are terrific across 360-degrees, and the few developments taking place there are of a higher quality than those in the town below.

Balkan Place has been designed with a great deal of care. Two main themes underlie the design, that will ensure these apartments make an excellent investment.

Value and investment potential: the apartments are designed to contain the maximum number of bedrooms and beds in the smallest area. 1-bedroom apartments are on average 60 square meters (646 square feet), 2-bedroom apartments are 80 sq m (860 square feet). Costing is by the square meter, so the prices of Studios and 1-bedroom and two-bedroom apartments are lower than in any development in equivalent superb position or with so many facilities. The apartments at Balkan Place are much larger than French ski apartments.

Rental : Balkan Place is composed of 66 high-specification apartments, with rich facilities, and will function like a hotel. So it has hotel reception, lobby bar, room-service, spa centre with swimming-pool, shops, laundry service, and staff to run the facilities. This meets with the requirements of the two main markets for rental - the Tour Operators and independent holidaymakers from Sofia, Greece and other neighbouring countries. (For this reason fireplaces in the apartments are excluded, as Tour Operators are against fireplaces. There is a welcoming fireplace in the lobby-bar.)

Buying at Balkan Place

We plan to ensure that buyers do not suffer the stress and frustration that can occur when buying from Bulgarian developers. So:

• The Preliminary Contract is simpler and clearer and fairer that that presented by any other developer in the Bulgarian property market

• Copies of all documentation and all permissions for the project will be presented immediately to buyers' lawyers, on demand.

• A summary legal report, summarising the documentation for the project, is available to all buyers.

Property management and letting

These properties have exceptional rental potential. We anticipate gross rental returns of about 9% p.a. There is on-site property management and letting office on the premises.

Reserving Apartments at Balkan Place

Clients may reserve specific apartments, meaning the developers will take it off the market for up to four weeks. The cost of the Reservation is GBP 750 (approx. Euro 1,000), which is deducted from the purchase price. The reservation fee is non-refundable if you decide against buying.



Services are provided for EUR 11 plus 20% VAT per sq m annually. These cover
